Client Concern / Issue

A general contractor managing a large commercial construction project came to Richardson Insurance Group (RIG) with a common but costly problem — their subcontractor insurance requirements were inconsistent and the exposure was falling on them.

Without standardized coverage requirements or a centralized compliance system, the contractor faced significant liability gaps, delays caused by uninsured incidents, and increasingly complex claims handling.

Key Issues Included:

  • Inconsistent insurance coverage across subcontractors
  • Liability risk defaulting to the general contractor when subcontractors were underinsured
  • Project delays stemming from uninsured incidents
  • No centralized certificate of insurance (COI) tracking
  • Complex, fragmented claims handling
  • No formal, onsite safety leadership or risk mitigation program

RIG Solution

RIG developed a comprehensive, subcontractor risk management program built around standardized insurance requirements, contractual risk transfer, centralized compliance tracking, and proactive safety leadership.

Standardized Insurance Requirements for All Subcontractors Included:

  • General Liability Insurance
  • Workers’ Compensation Insurance
  • Commercial Auto Insurance (where applicable)
  • Umbrella / Excess Liability

Contractual Risk Transfer Measures Included:

  • General contractors named as “additional insured” on all subcontractor policies
  • Waiver of subrogation included across contracts
  • Indemnification clauses structured to properly transfer risk

CCIP / OCIP Integration:

Where applicable, a Contractor-Controlled Insurance Program (CCIP) or Owner-Controlled Insurance Program (OCIP) was implemented to centralize coverage, reduce gaps, control costs, and streamline claims handling.

Safety and Risk Mitigation:

An in-house Director of Safety was deployed to identify and reduce onsite hazards, enforce safety protocols and training, and lower both incident frequency and severity.

Compliance and Monitoring:

  • Centralized COI tracking with digital verification
  • No site access permitted without confirmed, valid coverage
